About Garrison Woods

Garrison Woods is one of Calgary's most successful master-planned redevelopments — the southern half of the former CFB Calgary lands, opened in stages from 2000 onward. The community was specifically designed to feel like an old neighbourhood: tree-lined streets, narrow front yards, large back lanes, and architectural variety that took inspiration from the inner-city character communities Calgarians already loved.

Housing types are tightly varied: rowhouses, detached homes on smaller lots, brownstone-style townhomes, and mid-rise condos near the commercial spine on Marda Link. Most detached homes are 1,800-2,800 sq ft on lots that would feel small in suburb but feel right here because the street-and-walkway design carries it. Builders included Avi Urban, Brookfield, and a strong custom-build segment.

Mount Royal School (CBE) covers K-6 catchment, with Western Canada High School (CBE) handling 10-12. Garrison Woods is a 5-minute walk from the Marda Loop retail strip — restaurants, breweries, fitness studios, boutiques — which is the single biggest reason the community holds value the way it does. Mount Royal University is also a 5-minute walk.

Pricing typically runs $600K townhomes through $1.4M detached, with the largest custom infills crossing $1.7M. Buyer profile skews young professional couples, growing families upgrading from condos, and downsizers who want walkability. Crowchild Trail puts downtown 7 minutes away. Compare with Currie Barracks, Marda Loop, and Altadore.

Frequently Asked

Garrison Woods FAQs

What was Garrison Woods before it was redeveloped?
Garrison Woods sits on the southern half of the former Canadian Forces Base Calgary — military housing and base land until decommissioning in the 1990s. Canada Lands Company led the master-planned redevelopment opening in stages from 2000, with intentional design referencing Calgary's loved inner-city character communities.
Why is Garrison Woods so walkable?
The master plan emphasized tree-lined streets, large back lanes, narrow front yards, and a central commercial spine on Marda Link — a deliberate reference to Calgary's pre-war inner-city neighbourhoods. The result is a 5-minute walk to the Marda Loop retail strip from essentially every address.
What's the price range in Garrison Woods?
Garrison Woods townhomes and rowhouses typically run $600K-$925K depending on size and location. Detached infill homes range $1M-$1.4M, with the largest custom builds occasionally crossing $1.7M. The community holds value remarkably well due to walkability premiums.
Who typically buys in Garrison Woods?
The buyer profile skews young professional couples, growing families upgrading from condos, MRU-affiliated households, and downsizers from larger Calgary homes seeking walkability. Crowchild Trail puts downtown 7 minutes away — meaningful for downtown professionals.
