About Mount Royal
Mount Royal is Calgary's most established luxury neighbourhood — a century-old hilltop community of heritage mansions, mature elm canopies, and curved tree-lined streets that have remained essentially unchanged since the early 1900s. Developed beginning in 1904 as Calgary's first wealthy residential district, Mount Royal sits on the bluff above downtown Calgary, between the Stampede grounds to the east and the Elbow River to the south.
The community is divided into Lower Mount Royal (closer to the Beltline) and Upper Mount Royal (the historic core), with Hillcrest Avenue, Frontenac Avenue, Sifton Boulevard, and Garden Crescent containing many of Calgary's most architecturally significant heritage homes. Many Mount Royal residences are designated heritage properties, restoring rather than replacing the original early-20th-century architecture.
Schools include Mount Royal School (CBE, K-9) within the community, with Western Canada High School (CBE, 10-12) — one of Calgary's top-ranked public high schools — adjacent in the Beltline. The community's central location places it 5-10 minutes from downtown by car, and walking distance from 17 Avenue SW restaurants and shops.
Mount Royal's resale market is among Calgary's most exclusive — homes typically range from $1.5M for renovated character homes up to $5M+ for major heritage estates. Turnover is extremely low; some Mount Royal homes have been in the same family for generations. The community's combination of heritage character, mature trees, downtown proximity, and irreplaceable lot sizes keep Mount Royal at the top of Calgary's luxury market. See also nearby Elbow Park, Roxboro, and Britannia.
Mount Royal buyers are typically established professionals, generational Calgary families, and out-of-city executives relocating into one of Calgary's recognized prestige addresses. The Glencoe Club — a private athletic and social club at the community's eastern edge — anchors much of the neighbourhood's social fabric, with multi-decade waitlists. Resale supply is consistently tight; most homes change hands quietly through relationships rather than mass MLS exposure. Tear-downs and full renovations have steadily replaced original 1920s-1940s housing stock, though heritage-style infill is the dominant rebuild pattern in Upper Mount Royal.
