About Edgemont

Edgemont is one of NW Calgary's biggest established family communities — built primarily in the 1980s and 1990s on the slope between Nose Hill Park and the U of C, with a streetscape that's aged remarkably well. The community sits along John Laurie Boulevard and Shaganappi Trail, with Edgemont Boulevard running through the middle as the residential spine.

Housing is predominantly detached two-storey homes and bungalows on generous lots, with a meaningful share of estate-style builds along the prime view streets near Nose Hill. Walkout basements are common where the topography allows. Builders included Albi, Calbridge, Jayman, and Cardel — names with strong resale histories.

Edgemont School (CBE) serves K-4, Tom Baines School (CBE) covers 5-9, and Sir Winston Churchill High School (CBE) handles public 10-12 — collectively one of NW Calgary's most consistently strong-rated public school catchments. Nose Hill Park (Calgary's second-largest park) borders the community to the east, and the U of C is a 5-minute drive south.

Pricing typically runs $575K-$975K, with the largest estate-style homes near Nose Hill occasionally crossing $1.2M. Buyer profile skews established families specifically chasing the school catchment, U of C-affiliated households, and a strong cohort of multigenerational households. Compare with Hamptons, Hidden Valley, and Varsity.

Frequently Asked

Edgemont FAQs

Why is Edgemont popular with families?
Edgemont offers three of Calgary's strongest NW public school catchments — Edgemont School (CBE), Tom Baines School (CBE), and Sir Winston Churchill High School (CBE) — combined with direct Nose Hill Park access, generous 1980s-1990s lots, and quick access to U of C and Foothills Hospital.
Does Edgemont have direct Nose Hill Park access?
Yes — Nose Hill Park (Calgary's second-largest park at 11 km²) borders Edgemont's eastern edge. Many Edgemont addresses have direct pathway access to the park, and the daily-life value of off-leash dog-walking and trail running is meaningful.
What's the price range in Edgemont?
Edgemont detached homes typically run $625K-$925K, with the largest estate-style homes near Nose Hill occasionally crossing $1.1M. Walkout-basement homes on sloped streets command premium pricing. Renovated homes typically run $750K-$1M+.
How does Edgemont compare to Hamptons?
Both are NW family communities with strong schools and similar 1990s-2000s housing vintage. Edgemont has direct Nose Hill Park access and is closer to U of C; Hamptons has the golf course (and its premiums). Edgemont is slightly more affordable on equivalent homes.
