About Lake Bonavista Estates

Lake Bonavista Estates is the older Bonavista community's quieter, leafier sibling — the one that built itself around the second lake. While original Lake Bonavista went up in 1968 around the big lake on the north side of Acadia Drive, the Estates went in just a few years later around Lake Bonaventure, the smaller private lake tucked south between Bonaventure Drive and Bonaventure Way. Same lake-access HOA, same year-round resident perks — bigger lots, more privacy, and a slightly more "tucked-in" feel.

Visually, the Estates plays differently than its older neighbour. Lake Bonavista proper is a mid-century time capsule of 1,200-1,500 sq ft bungalows on 50-60 foot lots, many of them now being torn down and rebuilt as modern infills. The Estates, by contrast, was designed for the 70s upgraders: two-storeys on 70-80 foot lots, lots of brick and cedar, walk-out basements where the topography allows, and far more curving streets than the grid up the road. It's the kind of layout that confuses GPS the first time you visit and feels like a secret the third time.

The shared HOA — the Lake Bonavista Community Association — gives Estates residents private access to both lakes for swimming, paddling, fishing, sailing lessons, and winter skating. That dual access is genuinely rare in Calgary; most lake communities have one lake, and that's it. Add the 60+ year-old elms, the quiet evening dog-walks around Bonaventure, and a community hall that's been hosting the same families' kids and grandkids for three generations, and you start to understand why turnover here is glacial.

Schools are shared with the broader Bonavista area: Lake Bonavista School (CBE, K-4), Holy Family Catholic School (CCSD), Andrew Sibbald (CBE, 5-9), Lord Beaverbrook High School (CBE, 10-12), and Bishop Grandin High School (CCSD, 10-12). For families, the appeal is the well-rated CBE catchment paired with two safe, traffic-calmed lakeside parks within strolling distance.

Prices in the Estates typically run a touch higher than original Lake Bonavista — expect $825K-$1.2M for an updated original two-storey, $1.3M-$1.9M for a fully renovated executive home, and $2M+ for new custom infills on the bigger pie-shaped lots backing the lake or pathway. Inventory is famously thin: in a typical month the entire Estates may have 4-7 active listings, and the pie-lot homes off Bonaventure Drive sometimes go in days.
