About Tuscany

Tuscany is one of northwest Calgary's most popular master-planned family communities, developed since 1994 on the bluff above the Bow River and Twelve Mile Coulee Ravine. The community's signature feature is the Tuscany Ravine — a protected natural area running through the community with walking trails, mature trees, and wildlife corridors that residents have direct access to from their homes.

Tuscany has a private residents' centre — The Tuscany Club — with outdoor pool, splash pad, tennis courts, and event space available exclusively to homeowners. The community is anchored by the Tuscany LRT Station (the western terminus of the Red Line until extensions further west) providing direct rail access to downtown Calgary in approximately 30 minutes — a major draw for commuters wanting a far-NW family community without car-dependent commutes.

Schools include Tuscany School (CBE, K-4), Twelve Mile Coulee School (CBE, 5-9), St. Basil Elementary/Junior High (CCSD), and Sir Winston Churchill High School (CBE, 10-12) in adjacent Varsity. The community sits west of Stoney Trail NW with fast access to the Trans-Canada Highway, the Rocky Mountains (~50 minutes to Banff), and the Calgary Olympic Park.

Tuscany's resale market typically ranges from townhome entry points around $400K, semi-detached and duplex homes $500K-$700K, and detached single-family homes $550K-$1M+ for ravine-backing or estate-level homes. The community's combination of LRT access, Tuscany Club amenities, family-suburban character, and Rocky Mountain proximity has kept Tuscany one of Calgary's most consistently strong NW family markets. Compare to nearby Hamptons, Hidden Valley, and Royal Oak.

Tuscany buyers are typically families with school-age children, professionals working in the northwest tech corridor, and active retirees who want trail access. The Tuscany Club — privately owned by the Tuscany Residents Association — runs year-round programming including outdoor pool, tennis, hockey, and seasonal events like the Family Day Carnival and Stampede Breakfast. The Tuscany C-Train station opened in 2014 and remains a key reason the community commands premium versus other northwest options. The neighbouring Bowmont Park trail system — accessible directly from Tuscany — offers some of Calgary's best escarpment hiking and views over the Bow River valley.

Frequently Asked

Tuscany FAQs

How does the Tuscany Club work?
The Tuscany Club is privately owned by the Tuscany Residents Association, included in the annual residents' fee paid with property taxes. Year-round programming includes outdoor pool, tennis courts, hockey rink, basketball, and seasonal events like the Family Day Carnival and Stampede Breakfast. The Club is unusual among Calgary communities for the breadth of programming.
Does Tuscany have LRT access?
Yes — the Tuscany C-Train station opened in 2014 and remains one of NW Calgary's busiest. The station puts downtown 25-28 minutes away by train, eliminating the need for a car commute for most residents. The station is a key reason Tuscany commands premium pricing versus other northwest options.
What schools are in Tuscany?
Tuscany School (CBE) covers K-9 within the community. Public high school students attend Robert Thirsk High School (CBE). Catholic students attend St. Basil School (CCSD) K-9 and St. Francis High School. The combination of on-community elementary and consistently strong public school options is a defining family draw.
What are typical Tuscany home prices?
Tuscany detached homes typically run $625K-$925K, with the largest estate-style homes occasionally crossing $1.1M. Townhomes and paired homes near the LRT station and commercial corridor range $475K-$675K. Bowmont Park trail-adjacent homes command meaningful resale premiums.
